Wall and Drywall Water Damage Repair in Grapevine, TX

Wet gypsum board in a Grapevine home either dries in place or gets cut out, and the moisture readings decide which. We handle both the drying and the patch that follows.

Why drywall fails after a leak in Grapevine, TX

Drywall water damage repair in Grapevine, TX starts with understanding the material. Drywall is a gypsum core wrapped in paper, and the paper facing drinks water and feeds mold once it stays wet. A supply line leaking inside a wall, a roof leak running down a stud bay or a dishwasher hose spraying a cabinet side can all soak the board.

Texas summers keep indoor air humid, so a wall that is wet for several days dries slowly without equipment. The visible stain is often a fraction of what is wet behind it.

Stain, soft spot or bubble

Each look suggests a different repair path.

Brown stain, firm board

Water reached the board but it kept its strength. This often dries in place and gets sealed and repainted.

Soft, crumbling area

The gypsum has broken down. Pressing a finger leaves a dent, and the section is cut out.

Bubbling paint or paper

Moisture is pushing the facing away from the core. The cause may still be active behind the wall.

Sagging ceiling board

Heavy wet board can drop. Keep people out from underneath and call before touching it.

Safety steps before anyone touches the wall

Work through these in order.

  1. Close the water valve that feeds the leak, or the main valve if you cannot tell.
  2. A wet wall may hold wiring. If water is near an outlet, switch or the panel, stay out and call the electric utility or 911 before calling us, and cut power only from a dry, reachable panel.
  3. Stay out from under a bulging or sagging ceiling.
  4. Move furniture a few feet from the wall and lift baseboard contents off the floor.
  5. Photograph the stain, the source and the room before anything is cut.

Dry in place or cut it out

Drywall can often stay when the water was clean, the board is still firm and drying starts within a day or two. Crews drill small holes or pop the baseboard, then push warm air into the cavity so the board and studs dry together.

Board comes out when it is soft, when the paper is peeling, when the water was contaminated or when insulation behind it stays wet. Wet batt insulation is removed because it holds water against the studs.

How we dry and rebuild a wet wall

Drying comes first, following the published ANSI/IICRC S500 reference standard, and repair follows the readings.

  1. Map the wet area with a moisture meter and a thermal imaging camera.
  2. Cut a flood cut, a straight horizontal line usually 12 to 24 inches above the highest wet reading, so the new board lands on dry studs.
  3. Remove wet insulation and board, bag it and expose the stud bays.
  4. Run air movers and LGR dehumidifiers, often 24 to 72 hours, until studs read dry.
  5. Hang new board, then tape the seams, apply joint compound in coats and sand smooth.
  6. Prime, match the texture and paint the wall corner to corner for an even finish.

If the board must be painted over a stain, a stain-blocking primer goes on first, since ordinary paint lets tannin and rust marks bleed through.

What changes the cost of drywall repair

Cost depends on how much board is wet, whether insulation comes out, ceiling or wall height, texture type, drying days and how many coats of mud and paint are needed. Water category and access to the stud bay matter too.

A small patch costs far less to plan than a full wall, and scope and price are explained before work starts.

Insurance and drywall claims

Texas Department of Insurance guidance says most homeowners and renters policies cover sudden and accidental water damage such as a burst pipe, and mold on a covered damaged item is covered as well. Check your policy, because a slow leak behind a wall is judged differently.

Ask your insurer before tearing out large areas, and keep photos and written readings. We do not promise approval.

Grapevine local note: bids, contracts and mold licensing

Texas Department of Insurance guidance for storm repairs says to collect more than one bid, avoid paying in full up front, never sign a contract with blank spaces and steer clear of any contractor who offers to waive your deductible, which state law forbids. Apply the same rules to a wall repair estimate.

If drywall is cut open and growth is found, the Texas Department of Licensing and Regulation licenses mold assessment and remediation under Chapter 1958 of the Occupations Code. Ask the company for its TDLR license number and check it with TDLR.

Drywall mistakes to avoid

Painting over a damp stain traps moisture and the spot returns within weeks. Another mistake is closing the wall before the studs are dry. A plumber or roofer fixes the leak itself, and our work is the drying and the wall.

Wet drywall questions in Grapevine

Yes. Our line is answered 24 hours a day. Same-day response is offered when crew availability allows, and we do not promise an arrival time.

Firm board hit by clean water is often dried in place. Soft, peeling or contaminated board comes out.

Usually 12 to 24 inches above the highest wet reading, so the seam sits on dry studs. A straight cut also makes the patch easier to tape.

Texture and paint are matched as closely as possible, and the whole wall is usually painted so the repair does not show.

After drying, new board needs mud coats to set, which takes about a day between coats. Paint goes on once the studs and the new compound are dry.
